The number of homes actively listed for sale at a point in time.
Inventory counts homes on the market and available at a given moment, typically measured at month end. It is a stock, not a flow — distinct from new listings, which count arrivals during the period.
Inventory falls both when demand is strong and homes sell quickly, and when supply is weak and few owners list at all. Those are opposite conditions with the same signature, so inventory should be read alongside new listings and months of supply rather than on its own.
