The maximum rent a tax-credit unit may charge — derived from AMI, not from market rents.
Low-Income Housing Tax Credit units are rent-restricted to a share of an imputed income figure at the applicable AMI band, assuming a household size based on unit bedroom count. The result is a maximum gross rent per bedroom size, published annually.
Because the limit derives from area incomes rather than from area rents, it can sit above the achievable market rent in a weak submarket — a restriction that binds on paper and not in practice.
