How long a home sat listed before going under contract — usually reported as a median.
Days on market measures the interval between listing and accepting an offer, generally reported as the median across homes that sold in the period.
Its weakness is that the clock can be reset. Withdrawing a listing and relisting it starts a fresh count in most MLS systems, so a home that took nine months to sell can report as three weeks. Medians computed only over homes that sold also exclude those still sitting, which flatters the figure in a slowing market — exactly when it is being watched most closely.
