The sale-to-list ratio expresses the closing price as a percentage of the last list price. Above 100% means homes are typically selling over asking; below means sellers are conceding.
It is among the fastest indicators of a turning market, because it moves before median prices do — sellers accept less well before the composition of closed sales reflects it. Read it against the last list price, though: a home reduced twice before selling can still post a high ratio while having lost substantial value from its original ask.
