Price per square foot
Sale price divided by finished floor area — a partial control for the size mix.
Price per square foot divides sale price by the home's finished area, and is usually reported as a median across sales. It removes the part of a price movement that comes purely from bigger or smaller homes selling.
It controls for size and nothing else. Location, age, condition, lot size and finish quality all still vary, so a rising price per square foot in a market where sales shifted toward renovated urban units is not evidence that any particular home appreciated. Recorded floor areas are also inconsistent about basements and finished attics, which limits comparability across regions.
Also known as: price per sqft, ppsf, $/sqft.
