Median sale price
The middle price among homes that closed in a period — a measure of what sold, not of what homes are worth.
The median sale price is the midpoint of closed sale prices in an area over a period: half of the homes that sold went for more, half for less. It is preferred to the mean because a handful of very expensive sales would drag an average upward.
It is a mix measure, and that is the crucial caveat. If sales of large homes rise while sales of small ones fall, the median climbs even though no individual home became more expensive — and the reverse happens when affordability pressure shifts activity toward smaller units. In thin markets a single month's median can swing wildly on a dozen transactions. For 'did prices change', a repeat-sales index answers the question the median only approximates.
