Which transactions appear in listing data — and which never do.
Housing-market statistics here are built from multiple listing service records. That covers the large majority of brokered transactions, but not all sales: for-sale-by-owner deals, much new construction sold directly by builders, and off-market and institutional transfers are absent or inconsistently present.
The gaps are not random. New-construction omissions bite hardest in fast-growing exurban markets, and thin coverage compounds small sample sizes in rural counties, where a month's median may rest on very few sales. Where a county is not reported at all, that is an absence of coverage — it is never a zero, and must not be charted as one.
